Estate Agents: Are You Listing Properties – or Building a Brand?

There are thousands of estate agents across the UK, all competing for the same vendors, buyers and instructions.

Most spend substantial amounts getting their properties in front of potential buyers through the major property portals.

But here’s the problem.

Your competitors are on those same portals too.

Same website. Same search results. Same streets. Similar photographs. Similar descriptions. Similar “For Sale” boards.

So when somebody scrolls through property after property, what makes them remember you?

More listings don’t necessarily make a better estate agent

There’s often a huge emphasis on winning instructions.

More valuations. More properties. More boards. More listings.

But surely the objective isn’t simply to list the most properties.

It’s to sell them.

I recently experienced the difference myself.

I instructed an agent and tried calling them four times in one week. Not once was the phone answered. I left a message and didn’t receive a response.

They appeared incredibly busy chasing new valuations and new instructions, while seemingly forgetting something rather important:

looking after the customers they’d already won.

Eventually, I removed the property and instructed another agent. I’ve since received an offer.

There’s a lesson in that.

Great branding might get you noticed, but good service is what makes the branding mean something.

So how do you stand out?

This is where I think estate agents could be much more creative.

Imagine an agent owns two memorable registration plates:

BE57 PAD — BEST PAD

and

JL15 TED — JUST LISTED

They’re used on the agency’s cars.

Now imagine those cars deliberately appearing in the photography outside selected properties.

Not blocking the house. Not dominating the photograph.

Just there.

The viewer might not consciously think about it the first time.

But then they see another property.

BE57 PAD.

Another social-media video.

JL15 TED.

An agent arrives for a valuation.

There’s that plate again.

A SOLD photograph appears on Facebook or Instagram.

Same branding.

Over time, it becomes recognisable.

That’s product placement — except the product being placed is your own brand.

The car becomes advertising space

Estate agents already drive to valuations, viewings and properties.

So why shouldn’t the vehicle become part of the marketing?

The car can carry the agency branding while a memorable registration reinforces it.

BEST PAD works naturally with property.

JUST LISTED works naturally with estate agency.

Put them together and you’ve got a pair that can follow the whole property journey:

BEST PAD → JUST LISTED → SOLD.

You could even own Just-Listed.co.uk without changing the name of your estate agency.

Redirect it to your existing website.

Use it on a campaign.

Put it on a For Sale board.

Use it as a social-media hashtag or call to action.

Or don’t use the domain publicly at all.

The important thing is the association.

Imagine the content possibilities

A new instruction comes in.

The agent parks outside, takes the photographs and creates a short social video:

JUST LISTED.

A beautiful property comes onto the market:

BEST PAD.

The property sells:

BEST PAD. JUST LISTED. JUST SOLD.

Now the car, registration, board, website and social content are all reinforcing one another.

That’s far more memorable than simply posting another photograph saying:

“Delighted to bring this fantastic property to market…”

which hundreds of other agents are posting that same day.

But branding can’t answer the telephone

And this is perhaps the most important part.

You can have the best logo in town.

The smartest cars.

The most memorable registration plates.

Fantastic social media.

Thousands of followers.

None of it compensates for poor service.

If somebody sees your branding, remembers your company and phones you — somebody needs to answer.

If a vendor leaves a message — somebody needs to call them back.

If you’ve already won the instruction — look after it.

There’s little point spending thousands generating leads while neglecting the customers you’ve already paid to acquire.

Being remembered is only half the job

Estate agency is an incredibly crowded marketplace.

Standing out matters.

Branding matters.

Consistency matters.

And clever product placement can turn something as ordinary as the car you already drive into another piece of your marketing.

A memorable plate isn’t going to sell a house on its own.

Neither is a clever domain name.

Neither is a For Sale board.

But put everything together — memorable branding, strong photography, social media, good communication, follow-up and genuine customer service — and suddenly you’re not simply another listing amongst hundreds on a property portal.

You’re the agent people recognise.

And when they recognise you for the right reasons, that’s when branding starts doing its job.
